Before you start driving around to check out existing homes, however, take a moment to consider the significant advantages you can gain when you build your new house from the concrete up.

Reason #1 – A New House Saves You Money

We’ve already spoken at length about the ways that buying an existing home can ultimately break the bank [LINK TO ARTICLE]. One important way that a new home will provide significant long-term savings is through its energy efficiency. This is true even when compared to a house built only 5 years ago!

What has changed, you ask? In addition to ongoing improvements in energy-related technology and available materials, the requirements mandated by the federal government have also become stricter in very recent years. The United States has bumped up its efforts to reduce our dependency on other countries for energy, and part of that effort means that we’ve been trying to use less energy over all.

Some ways that a new house can lower your future energy bills include:

  • Better insulation in the walls and ceilings
  • EnergyStar-rated windows and heating appliances
  • Low air-infiltration rates

In short, a new home will be cheaper to heat or cool, and it will be cheaper to KEEP warm or cool.

Reason #2 – A New House Comes with Warranties

From the roof to mechanical appliances to heating and air conditioning units, there are numerous components of an older home that can suddenly break and need to be replaced. With no warranty to protect your investment, you can easily end up paying to replace these obsolete items – even while you’re still making mortgage payments on them!

On the other hand, when you build a new home, Connecticut state law requires a one-year warranty on EVERYTHING. If anything goes wrong during the first year in your new home, you can trust that it will be fixed or replaced absolutely free of charge. That isn’t something you can count on when you buy an existing home.

In some cases, certain homebuilders choose to show their appreciation toward their clients by going beyond the state-mandated 1-year warranty. Reagan Homes is one such example, offering a complete 2-year warranty on the entire home at no additional cost to you.

When the first (or second) year is over, you will continue to be covered by a range of manufacturers’ warranties, too. From your kitchen appliances to your roof to your septic tank, there are limited warranties available that can span 5, 10, even 20 years! Your roof’s warranty will actually last 30 years!

Here is a reason that saves you more than just money – it also saves you time and headache!

Thanks to the major advancements in building products and composite materials today, brand new homes require far less regular maintenance to keep them looking and working beautifully. For example, the vinyl and other composite produces being used on the front of your home won’t need to be scraped and repainted every few years.

This goes for your back deck, too, should you choose to build one! The days where we had to spend our weekends toiling over deck work are a thing of the past. Now we can simply sit outside, put our feet up, and enjoy the ambiance of our maintenance-free home.

Chances are slim to none that you will find your perfect dream home already built. Every one of us has unique dreams and desires that can include a range of factors, including:
